Most balcony sliding door will run into issues such as alignment or friction pulling the door close and open. This is because in most cases, the entire door is sitting onto 2 pieces of roller which basically helps it to do it’s work or malfunction.
Unlike a pocket sliding door system which have their roller on top, most balcony sliding door have their roller at the bottom. With the weight of the entire door on the bottom 2 roller, the sliding mechanism is prone to break down over time.
When the roller breaks, the door would sink down and would require repair as soon as possible as prolong use would cause damages to the track as the frame of the door drags on the thread.
The friction causes the track to be damage which in some cases are beyond repair and unfortunately in such cases it is likely to require a replacement of the entire set.
Another common problem with balcony sliding door is the ball bearing within the roller. As we open and close, we can cause the ball bearing to breakdown thus requiring a replacement.
As with most sliding door repair, we would usually give a quote onsite base on the work required which usually involves bringing down the whole door. Following which is the roller replacement which in some cases we cannot find in the market any longer and would require alteration to the door (if possible).
