The pocket sliding door is a door that is frequently found in condominiums. For aesthetic reasons, most developer would use such sliding door system. The main difference from other sliding door is that the system itself is concealled. 

Depending on the material used for the door, the way it is concealled can differ. In most cases where the door is made of glass, the sliding system is hidden by a ceiling. For such system, there are 3 possible issue that can occur.

The 3 possible issue are the rollers, the track support or the guiding piece below.

The roller is the most common issue as with most sliding door since it is the part that is in used when the door slides. As such, wear and tear would commonly occur after a few years of use. The track support can also loosen after a few years of time especially if it is connected to a false ceiling.

The guiding piece on the ground is the rarest of the 3 problems and it’s purpose is to just prevent the door from swinging when in use. However, the replacement of this part is the hardest as it would usually require the removal of the entire door.

For wooden pocketed sliding door, the track would be hidden by a wooden panel in a most cases but occasionally we do encounter those hidden into a partition. As per above should the roller need repair/adjustment, which is common as the nut above gets loose or a replacement of the roller, we would have to dismantle the panel that is blocking our tools from being used.

The reason why the sliding system is only on the top is because it is used only within the house where we would be walking barefooted. As such a bottom track system would obstract our walkway.

Most balcony sliding door will run into issues such as alignment or friction pulling the door close and open. This is because in most cases, the entire door is sitting onto 2 pieces of roller which basically helps it to do it’s work or malfunction. 

Unlike a pocket sliding door system which have their roller on top, most balcony sliding door have their roller at the bottom. With the weight of the entire door on the bottom 2 roller, the sliding mechanism is prone to break down over time.

When the roller breaks, the door would sink down and would require repair as soon as possible as prolong use would cause damages to the track as the frame of the door drags on the thread.

The friction causes the track to be damage which in some cases are beyond repair and unfortunately in such cases it is likely to require a replacement of the entire set.

Another common problem with balcony sliding door is the ball bearing within the roller. As we open and close, we can cause the ball bearing to breakdown thus requiring a replacement. 

As with most sliding door repair, we would usually give a quote onsite base on the work required which usually involves bringing down the whole door. Following which is the roller replacement which in some cases we cannot find in the market any longer and would require alteration to the door (if possible).

Repairs to Sliding Shower door is something that breaks down pretty often. This is mainly because of the number of use compared to say your balcony door or kitchen sliding door. The main purpose of the shower sliding door is to prevent the dry area of your bathroom from getting wet. 

As with a balcony sliding door system, the shower sliding door have to be water resistant. As such acrylic and glass are usually about the only 2 material used.

As with most sliding door system the issue that such door will have is their roller due to the wear and tear caused to them each time we slide open and close our door. As mentioned above as the usuage of the shower sliding door is higher, the life span would tend to be lower especially for the ball bearing of the roller despite its relatively lighter weight when compared to others.

As there are no standard roller used in the market, there are cases where the repair work could not be done as we could not find a compatible roller for replacement. Something as small as a screw being longer than the old one would cause an issue as it would scrape against the frame when the door slides open and close.
